When will my project start?
Before we can begin work, several important steps need to happen. First, your Project Manager will develop a detailed scope of work. Our estimating team then creates an estimate using the same software insurance companies trust. Once the estimate is submitted and approved, we require a signed contract and deposit. From the time the deposit is paid, you can expect work to start in about 2 weeks.
How long will my project take?
Project timelines can vary based on several factors, including the scope of work, material availability, and subcontractor scheduling. As a general rule, you can expect about 1 day of work for every $1,000 of the project’s cost. However, this is just a rough estimate. Once your estimate is approved, your project manager will provide a more accurate timeline based on your specific project details.
How do Payments work?
Once your insurance claim is approved, they’ll send you a ACV check for the cost of the work, minus your deductible and depreciation. If a mortgage company is also listed as a payee, they will need to endorse the check before you can deposit it, which can affect payment timelines. At 318, we follow the payment schedule you sign during onboarding. This will include invoices for your deductible (the amount of the claim you pay directly to the contractor), deposit, and payment draws that follow the work being done on your project. If any changes to the scope of work are made, you’ll need to sign a change order, which will be invoiced separately. Your final payment is due when you sign the Certificate of Completion. Additionally, your insurance may hold back a portion of the claim as recoverable depreciation—this amount is released once the work is complete, ensuring your property is restored to its pre-loss condition.
